Once an offer has been accepted and your sale is ‘Subject to Contract’, the real work begins. This is where our Sales Progression service really shines. We coordinate between all parties – buyers, solicitors, lenders and more – to make sure everything stays on track. We’ll check in with you regularly, provide updates, and are always at the end of the phone when you need us.
Exchange of Contracts.
Reaching the Exchange stage is a big milestone – and it can feel a little hectic, especially if there’s a chain involved. Our team will be by your side to help you prepare. Whether it’s booking a removals company, arranging pet care, or giving you a checklist of things to remember, we’ve got you covered. In some cases, Exchange and Completion happen on the same day – but don’t worry, we’ll make sure you’re ready for every scenario.
Completion Day – And What to Expect.
On Completion Day, the final payments are made and the keys are handed over. This usually happens within 7–28 days of Exchange. It’s an exciting moment – and at Callaways, we love seeing new owners collect their keys from our branch or directly from the vendor.
That said, there are a few things to keep in mind.
If money transfers are delayed (especially later in the day), Completion might need to be pushed to the next working day.
If you’re in a chain and one link falters, it can affect the whole transaction.
Make sure you’ve budgeted for all costs, including stamp duty and legal fees.
Double-check the final arrangements with your solicitor – a quick call in the morning can give you peace of mind.
Be alert to scams. Your solicitor will never change their bank details on Completion Day – if you’re unsure, call them directly.
If funds aren’t ready on time, penalties can apply – but if delays are caused by your buyer, they may owe compensation to you.
